Contractor liability
Building a house always carries financial risks. But working – or simply moving around the construction site – can also be dangerous. The client must be liable for these risks to personal injury, property and financial losses.
If there is an incident in which, for example, a visitor on your property stumbles over objects lying around and injures themselves in the event of a fall, this can have enormous financial consequences for you as builders. The builder's liability insurance covers against this case.
It offers insurance cover against liability claims due to the injury to security obligations (e.g. bad signage, poor lighting, improper storage of building materials, lack of protection of pits, etc.) in the implementation of construction projects - both for new construction and renovations. It is the obligation of the client to secure his construction site in such a way that no one can hurt themselves. However, it is possible and customary for the client to direct this obligation to builders and site managers. However, he is still liable for the supervision of the duties he has conducted.
For most private liability insurances, a limited client liability (usually up to approx. 100,000 euros) included. However, if you want complete protection, it is advisable to take out separate builder liability insurance.
